Cold Feet

The house was perfect, the price was right, the offer was strong. It was our client’s first time bidding on a home and she got it! That’s right, unheard of in the Bay Area. Beginners luck? We think not. And after you read the whole story, we think you’ll agree that sometimes the stars align when it’s meant to be. Having an experienced Realtor on your side doesn’t hurt either!

JUST SOLD for $600,000 – Single Family Home in Richmond CA, 3 BR, 1 BA, built in 1928, 1547 sq. feet – remodeled designer kitchen, formal dining room, hardwood floors, fireplace, detached bonus artist studio

We met our client at an Open House for a below-market property we were showing. She was eager to find a solution to her problem of wanting to own her own home. As a single woman, her challenge was affordability. Even though she was a professional filmmaker who made a good salary she was working with one income, and we all know that in the Bay Area one income doesn’t go very far. She had been working with another Realtor for almost two years and was unable to find a home within her budget. She thought a below-market property was the solution but after meeting with us, we were able to get her qualified for a regular sale which is a much better investment in the long run, she was thrilled.

We found her a home she loved, we helped her craft a beautiful love letter to the sellers which we found out later was a huge factor in getting our offer accepted over other all-cash offers. Since she had never written an offer before, she didn’t realize just how fortunate she was at this moment. About a week into the process after her offer was accepted she began to get cold feet. She started talking herself out of the deal, saying that even though she loved the house, maybe the neighborhood wasn’t quite right for her. She was used to her neighborhood and wasn’t sure this was a good fit anymore. She backed out. We were shocked. But we supported her decision and were able to secure her deposit so she didn’t lose anything.

It was back to the drawing board as the home search continued. We searched in her neighborhood and similar neighborhoods but she quickly realized the homes she could afford in these neighborhoods didn’t compare to the beautiful home she had fallen in love with initially. She wanted her house back.

We had to act fast. Since it had been less than a week since she had pulled out of the deal the sellers had not yet accepted another offer. Lisa was able to convince the seller and listing agent we were serious this time. We made our terms great again and were only closing one day later than originally planned. But wait, more good news… The appraisal came in $30K higher than the purchase price and our client was ecstatic. Not only were we able to save the house for her, but she was walking into the deal with $30K in equity before even moving in.

We think this house was meant for her and we know that our sense of urgency saved the deal. If we hadn’t quickly started showing her other properties when she backed out of the deal, she wouldn’t have had time to change her mind after getting cold feet. We understand that buying a home is no small thing. So when she had cold feet we were compassionate. Even though we were completely shocked, we wanted to make sure she was confident in her choice. In the end she was.

Your Quintessential San Francisco Waterfront Dining Experience.

Yes, the restaurant may be filled with tourists but this isn’t one of those “tourist traps”. This place has seriously good seafood – the kind of place I bring my relatives when they’re visiting from out of town. I occasionally find myself eating here with co-workers and friends from time to time.

I believe this place to have one of the best seafood on the pier and for the price, a no brainer!

You can find the famed clam chowder bowl (although not the famous Boudin) along with other unique treats. There’s something for everyone, from vegetarians to meat-lovers.

Make sure to have a reservation (45 minutes before sunset hours if you can) because this place gets packed!

Artisan Foods at SF Ferry Building

“A famous city’s most famous landmark” – SF Chronicle

What makes the Ferry Building San Francisco’s most famous landmark? First is its strategic location at the foot of Market Street — on the western edge of the continent, and at the center of the city’s financial, banking and transportation district. Second is its history as the primary portal of the city. Third, is the dramatic clock tower that has been the icon of the San Francisco waterfront for more than a 100 years.

Opening in 1898, the Ferry Building became the transportation focal point for anyone arriving by train. From the Gold Rush until the 1930s, arrival by ferryboat became the only way travelers and commuters – except those coming from the Peninsula – could reach the city. Passengers off the boats passed through an elegant two-story public area with repeating interior arches and overhead skylights. At its peak, as many as 50,000 people a day commuted by ferry.

In March 2003, the landmark San Francisco Ferry Building reopened to the public after an extensive four-year restoration. The Ferry Building Marketplace — a world class public food market — is organized along a dramatic indoor street, the Nave. Today ferry terminals operate at Larkspur, Sausalito, Vallejo, and Alameda with plans for continuing network improvements and expansion.

Today the ferry building is the mecca for the artisan food community. You’ll find many restaurants lining hallways of food and vendors.

The Ferry Building Marketplace is located along the Embarcadero at the foot of Market Street. It is the center of a transit hub that connects all of San Francisco’s neighborhoods and the surrounding bay communities. The marketplace is accessible by MUNI, BART and Ferry Boat. The historic trolley cars (Line F Market) stop directly in front of the Ferry Building.

The Presidio – SF’s National Landmark

Luccas is a favorite among Castro Valley locals. Located in downtown Castro Valley with their own parking lot, it’s a great spot to pick up lunch or a family dinner on the way home.

About Luccas Deli

After World War II, in about 1948, Leo Giacomini, his cousin, Harold Ferrari, and Harold’s brother-in-law, Vince Cerletti decided to put their experience and expertise in the deli business together.
This decision led to the purchase of their very own store named Ultra Delicatessen, which was located on Telegraph Avenue in Oakland. As their family was growing rapidly, they needed to expand their businesses as well, to maintain a steady income to support the family. This led to the beginning of Lucca Delicatessen on 96th and E. 14th street in Oakland in 1958.
A few years later, their third store in Castro Valley was started. After years of hard work, they decided to retire and brought in the kids to take over and run the show.
In 1984, Paul Ferrari and Larry Cerletti combined the names of their stores, Ultra and Lucca, and renamed all the stores as Ultra Lucca Delicatessen. Later, they were able to expand their business even further by opening more stores.
In 1990, they sold their Castro Valley Delicatessen to the curret owners, Syavash Alaee and his family, who continue to run the business today.

Selling your home is easy with this simple guide .

Selling your home is an exciting time – you are moving on to something new and different. Do not get bogged down with the details of selling when you use this simple guide.

Choose an agent

Before you go barreling out the door to list your home, make sure you have the right agent representing you. A listing agent helps you navigate the process of selling your home and looks out for your best interest. It is a good idea to interview multiple agents to find the one that works best for you.

Know the value of your home

Have your home appraised so you can list it accordingly. Keep it in line with other homes that have sold in the area.

Prep for sale

Get your home open house ready. Remove all clutter and personal items to help you stage your space in the best light possible. If this feels like something that is out of your scope, consider hiring professionals. It will be an added cost, but might be worth it in the end.

Market well

No one is ever going to know your home is for sale if it is not marketed well. Your agent should take care of most of this, but make sure you approve the marketing campaign before it starts. That way, you can change anything ahead of time.

Showing and open houses

Agents generally prefer a lockbox or keypad since that allows them to show your house more often to potential buyers. Remember that buyers might need times that are not convenient to you; consider that as you schedule your open houses and showings.

Negotiate

There is no reason to accept the first offer that comes in on your home. Do not be afraid to make a counteroffer for the full listing price.

Escrow

Once you have accepted an offer and escrow is open, order the title to your house. This is important to begin the closing process. Make sure you have a receipt for the buyer’s earnest money deposit.

Schedule an appraisal

Make sure the home looks as good as possible before the assessment. If your home is valued very low, ask your agent about alternative options.

Order an inspection

A home inspection is one of the final steps in the selling process. Make sure you work with the home inspector and have a list of everything that should be checked before their arrival.

Disclose everything

If there are defects or problems with the property, make sure you disclose them. Your title company should provide you with the paperwork you need to be upfront and open.

Repair requests

Negotiate for repair requests. In some instances, a buyer might accept a credit toward the closing costs in place of having a repair completed.

Release contingencies + sign documents

The buyer will need to release the contingencies on the contract to allow the process to move forward. Once that is complete, make sure the title is signed, and the escrow documents are in order.

Finally, scheduling a closing date where you sign the final paperwork and hand over the keys.
